We provide property management services that can be tailored to fit the needs of all landlords.  Our services include:

 

Full Service: property management where we take care of ALL of the tasks and requirements associated with managing your property. 

 

Leasing: where we simply identify, screen, select, and in-process high-quality tenants to fill your property. 

 

Lease To Own: were we find a qualified tenant but also negotiate an Option and a Purchase Agreement in order to sell your property at the end of the lease term.

Service Description

 

 

 

Make recommendations as to the optimal rental amount

 

 

 

Create a targeted marketing program that highlights the attributes of the property in writing and in pictures

 

 

 

Publish advertisements in all of the following: The MLS, Realtor.com, Rentals.com, Craigslist.com (reposted every Mon, Wed, Fri), Google, Yahoo!, AOL, Postletes, Custom 3Steps2Home website, Backpage, DotHomes, Enormo,  HotPads, Local.com, Lycos, Oodle, Vast, Westside Rentals, and numerous other websites

 

 

 

Receive phone calls from potential tenants

 

 

 

Prescreen potential tenants for income and FICO score requirements

 

 

 

Show space to potential tenants

 

 

 

Accept and process rental applications using CAR Form LRA

 

 

 

Perform credit and criminal background check, verify employment and rental history

 

 

 

Supervise the signing of the lease document, using CAR Form LRA

 

 

 

Receive security deposit and first month's rent from Tenant

 

 

 

Communicate with landlord as much or as little as required, via phone and/ or email

 

 

 

Document the move-in and move-out conditions, with detailed writing and photos,
using CAR Form MIMO

 

 

 

Handle tenant complaints and physically care for the premises

 

 

 

Pay all reoccurring and non-reoccurring bills received from any vendor or service provider

 

 

 

Collect monthly rents, late payment fees if necessary

 

 

 

Keep property records and prepare required reports

 

 

 

Manage all repairs and maintenance requirements

 

 

 

Provide the landlord with monthly disbursements and statements of cash flow

 

 

 

Handyman service, errand runner service

 

 

 

Prepare property for rental/ turn over preparation

 

 

 

Provide Landlord with a Form 1099-MISC

 

 

 

Make recommendations as to optimal sale amount

 

 

 

Prepare the Option Agreement CAR Form AO

 

 

 

Prepare the Residential Purchase Agreement CAR Form RPA

 

 

 

Ensure all disclosures are met, all legal requirements satisfied.

 

 

 

Coordinate and monitor the settlement process

 

 

 

Monitor the appraisal and the buyers loan approval
